Olivia recently inherited a piece of property in La Union—a lot just a few minutes from the beach.

The chemistry felt right, so she took the next step toward her project.

With ₱15M available at most, she faced a hard truth: her dream project, as originally planned, was out of reach.

The Pivot.

But Olivia didn’t stop there. Together, we circled back to Ideation—this time with a sharper question:

What project would actually work within her ₱15M budget?

New Strategy.

Instead of forcing the full three-storey commercial build, we explored phased development:


Phase 1: Generate Cashflow

Use her available funds to construct a single-storey row of shops at the front of the property, but with a foundation engineered for three storeys. This way, the structure could expand upward later without redoing the base. Once leased out, these shops were projected to generate at least ₱1M annually in rental income.

Phase 2: Reinvest into Expansion

Add the upper floors for rentals once Phase 1 was bringing in cashflow—and if needed, strengthen financing through a loan backed by her already-profitable asset.

Once the phased strategy was set, we created complete 3D models of the entire three-storey concept.

This helped Olivia see exactly how Phase 1—the ground-floor shops—would evolve into the full building over time.

With the vision in place, Olivia’s project advanced into the Technical Phase.

Through cost optimization, we identified which specifications could be adjusted to reduce expenses without compromising the long-term vision.

At the same time, we helped Olivia secure a reputable contractor who was aligned with her budget and design goals—ensuring the project could move forward with confidence.
