If that financing is allocated entirely to construction, it may support approximately 136 to 166 square meters based on the Arcadis Philippines Construction Cost Handbook 2026. If the same amount must also cover professional fees, permits, site preparation, contingency, and other project requirements, the realistically buildable floor area may be closer to 109 to 133 square meters.
This does not mean that ₱93,000 per month automatically builds a luxury residence.
It means the project should be carefully designed around what the financing is expected to support.
